Arizona protects short-term rentals at the state level, but your TPT license, lodging tax, 24/7 contact requirement, and any HOA restrictions still have to be handled right. Is Welgo guaranteeing revenue?
Welgo can stand behind operating work Welgo controls. Revenue targets need control over pricing, calendar, channels, and launch readiness. Any remedy should be capped and written into the agreement.
What revenue does the management fee apply to?
Formula: management fee = management fee % x management-fee calculation base. Taxes, refundable deposits, and repair-only damage reimbursements stay out.
What about platform and payment fees?
The agreement should say this directly. Current default: platform and payment fees are owner pass-through costs, so they do not reduce the management-fee calculation base unless the fee schedule chooses a net-payout basis.
Why not launch direct bookings right away?
Direct bookings can help, but they move risk off Airbnb and VRBO. They should wait until guest screening, rental agreement, payment, tax, insurance, and damage controls are proven.
What maintenance can Welgo approve without waiting?
The usual default is routine repairs up to a written per-incident limit. Bigger work needs owner approval. Emergencies can be handled immediately to protect the guest, property, safety, compliance, or future revenue.
Is there a setup fee if my Airbnb listing already exists?
Yes. Existing listings still need access checks, listing audit, pricing and calendar cleanup, vendor workflow setup, guest communication setup, reporting baseline, and launch-readiness QA. Any discounted setup fee should be confirmed in writing.
What happens to future bookings after termination?
The clean default is that Welgo services confirmed reservations through checkout and earns normal fees. If bookings transfer instead, guest communication, refunds, deposits, taxes, damages, payouts, and listing access need to be spelled out.
Why are projections not attached right away?
Projections should wait until the exact unit list, listing history, and benchmark assumptions are confirmed. That keeps the estimate from being tied to the wrong property, stale data, or an unrealistic operating setup.
